25 Lavington Street is a distinctive mixed-use development designed by award winning architects Allies and Morrison. The scheme will create a new public realm that will connect the development to Southwark Street and the riverside.

PLANNING INFORMATION 

 

The proposed scheme will deliver a total 173 residential units across the site. Block A and the mews houses to the rear will provide 21 affordable units. Block B will deliver 102 units (of which 89 will be private) and Block C will provide 50 private units. 

A separate building will accommodate a total of
122,205 sq ft NIA of office space across 10 storeys.

PLANNING

The property falls within the London Borough of Southwark and the planning reference is 16/AP/2668. The proposed scheme has planning permission with resolution to grant, subject to a S106 which is at advanced stages of negotiation.

 

S106

The proposed S106 agreement includes the following:

  • A £7.725m payment in lieu, payable prior to the occupation of the remaining units, defined as 139 private units.
     
  • An affordable housing review mechanism which has been structured as:
     
    • Viability Review 1: to be undertaken 24 months from approval of planning permission and when all phases have been completed to first floor level.
       
    • Viability Review 2: to be undertaken when 75% of the private units have been
      disposed of.
